Here in Victoria first home buyers can have a stamp duty exemption up to a purchase price of $600,000. Beyond $600,000 and a sliding scale exists to work out stamp duty payable. If building you can get up to a $20,000 grant for building in rural areas and $10,000 for building in Melbourne. All this is available until 2020 but may be subject to change if state government changes.
Auctions
I would warn people off auctions unless they had a pre-approval and even then it is still not without risks.
